STONEBROOKE VILLAGE CONDOMINIUM ASSOCIATION
BOARD OF DIRECTORS MEETING
MONDAY, JULY 18, 2005

Location: Residence of Connie Grekowicz

President Myers called meeting to order at 7:05P.M.

ROLL CALL: Board members present: Tom Myers, Anne Huber, Connie Grekowicz and Eric Lane.

RESIDENT/GUEST ATTENDANCE: Marilyn Myers

OFFICERS’ REPORTS:
Secretary:

Eric presented minutes and correspondence report from June. No changes or corrections noted. Motion by Connie to accept minutes and correspondence report as written; seconded by Anne. Chair called for a vote and motion passed unanimously.

Treasurer:

Connie presented the financial statement and reserve account statement for June 2005.

* Highlights:
$ 11,862.56 Deposit (1/3 of total) for exterior trim work and repair.
$ 988.25 Completion of Dublin Road building repairs
$ 2626.30 Gutter replacement on 3241-51 Brookview
$ 2593.28 Storage building
$ 97.36 Mulch, flowers, and shovel

“PLEASE SEE REVERSE SIDE OF THE FINANCIAL STATEMENT FOR A BREAKDOWN OF MAJOR MAINTENANCE EXPENSES FOR 2005 TO DATE.”

Delinquent accounts were discussed. By consensus, the board agreed to file a lien against one unit owner with delinquent account. Account found to be behind in excess of 90 days.

There being no changes to the regular checking account statement, Anne made a motion to accept treasurer’s report; seconded by Eric. Chair called for a vote and motion passed unanimously.

There being no changes to the reserve account statement, Anne made a motion to accept treasurer’s report; seconded by Eric. Chair called for a vote and motion passed unanimously.

Member-at-Large:

Anne reported that approximately half of the residents have returned the updated information registry sheet.

PLEASE RETURN THE FORM TO THE ASSOCIATION BY MAIL OR DELIVER IT TO ANY BOARD MEMBER PROMPTLY.

CONDOMINIUM LAW (ORC 5311) REQUIRES ASSOCIATIONS TO KEEP CURRENT RECORDS FOR THE SAFETY OF RESIDENTS AND FOR THE EFFECTIVE MANAGEMENT OF THE COMMUNITY.
BECAUSE WE SHARE COMMON STRUCTURES, IT IS IMPERATIVE THAT THE ASSOCIATION BE ABLE TO CONTACT RESIDENTS AT ANY TIME FOR EMERGENCY SITUATIONS.

Situations do arise whereby a resident needs to contact a neighbor regarding something needing immediate attention.

Vice President:

Tom provided an update since Dave was not in attendance this evening.
The storage building has been set up and painted.
Replacement of wood dumpster fence at south end of Brookview completed.
Gutter and downspout repairs and replacements continue at various locations in the village.
Dave negotiated a contract with Roth to clean and stain original decks this season. Roth will complete this project on 18 decks for a cost of 5900.00.
The association paid a 1/3 down payment to Roth for the exterior repair work on 3 buildings. Work will begin in early August (see special expenses sheet on back of financial report).

President:
Tom reported on the following activities:
Water damage repair completed at 3122 Dublin Road (George Thomas Company).
Dave and Tom repaired original balconies on 3214 Brookview and 3271 Stonecrest.
By consensus, board agreed to remove stairs and landing at 3237/3239 Stonecrest for safety reasons. Work will be contracted and scheduled soon.

Old business:
No old business reported.

New Business:
Eric and Amy Lane requested board approval for a replacement storm door on their unit. Eric provided the board with specs and color. Board approved the door with no changes.

NEXT ASSOCIATION BOARD MEETING: AUGUST 15th, 2005 AT TOM MYER’S RESIDENCE, 3269
STONECREST.


There were no “Good of the Cause/Association” items discussed. The chair accepted a motion by Connie to adjourn the meeting; seconded by Anne. Meeting adjourned at 8:54P.M.
