STONEBROOKE VILLAGE CONDO ASSOC
BOARD of DIRECTORS MEETING
MONDAY January 15, 2007


Location: 3269 Stonecrest Ct

Board members present: Tom Myers, Anne Huber, Judith Lynne, Maggie Perkins, and Serena Serra.

Board members excused: Connie Grekowicz

Resident/Guest attendance: Marilyn Myers, Nan Hadley, and Keith Best of Sauls Seismic, Inc. addressing the Association’s Quarry blasting concerns. Separate attachment enclosed.

President: Tom Myers called the meeting to order at 6:55 pm.

Secretary:
The minutes for November’s meeting were presented for approval. It was moved by Anne to approve and was seconded by Maggie. Chair called for a vote and motion passed unanimously.

Treasurer:
In Connie’s absence, Tom presented the financial activity for November and December 2006. The retaining wall is paid in full to date. However, there will be future minor additional work for safety fencing. Motion to accept by Maggie and seconded by Anne. Chair called for a vote and motion passed unanimously.

Member at Large:
Hail damage claim update: Partial payment insurance checks have been received from the insurance company by the Association and a separate account will be opened strictly to handle hail damage repairs.

Vice-President:
The Vice-President indicated there was nothing to report.

President:
Repairs & Maintenance
Structurally, the retaining wall is completed. This spring we will be doing additional fencing around the area for safety purposes.

Storm water repairs are still underway with George Thomas at the Dublin Rd. properties and should be finished shortly.

Original balcony water damage repairs on a Brookview Way unit and a Stonecrest Court unit have been completed by Roth construction.

Two patio doors have been re-fitted and re-hung on Brookview Way by Roth Construction.

Several post lamp bulbs have been replaced with energy efficient bulbs. It was noted the old energy efficient bulbs were installed in January 2003.

Selected exterior outside dryer vent replacements are underway by Fixit National.

Roof shingle samples were displayed. The board decided on GAF Timberline 30 yr. “dimensional” shingle. Color selection was “Weathered Wood Blend”. Maggie moved to accept, seconded by Serena. Chair called for a vote and motion passed unanimously.

Old Business:
Preference order of storm damage repairs was discussed. It was decided that roofs and windows are our primary concern. Once this work is complete we will move onto replacing/repairing gutters and screens.

The Leaf-Guard system test on the 3128 carport has been postponed until the new roofs have been installed at the suggestion of the gutter contractor.

New Business:
Consider replacing the wood railing with wrought iron at the Brookview Way mailbox stairway.

Consider hiring trash pick-up to clean ravine areas of discarded items.*

Addressed “For Sale” signs inappropriately displayed.

Proper use of dumpsters discussed.*

Cracked stucco issues discussed.

Judith suggested purchasing tree seedlings from the Franklin Water and Soil Conservation for approx. $100, in the effort to decrease erosion concerns. By consensus, the Board authorized the purchase and the hiring professional help to plant them.

For the good of the Association:

* We urge all Residents to get license numbers of persons observed in the act of illegal dumping. It is suspected there are outsiders using our dumpsters.

Special Note: Kudos for Connie & Judith for our Christmas decorations!

Many thanks and special recognition to Maggie Perkins for the countless hours she has spent negotiating with our insurance company along with the various contractors on behalf of our community concerning the hail storm damage of October.

And thanks, Tom, for hauling away our Christmas trees to the Roberts Rd. dumpsite.

Serena made a motion to adjourn, seconded by Anne. The motion passed and the Meeting adjourned at 10:16 pm
