STONEBROOKE VILLAGE CONDO ASSN
MONTHLY BOARD OF DIRECTORS MEETING
Monday, Sept. 17, 2007


Location: 3255 Brookview Way

Board members present: Connie Grekowicz, Maggie Perkins, Judith Lynne, John Owen, and Tom Myers

Board member excused: Serena Serra

Resident/Guest attendance: Marilyn Myers and Wayne Richert of Richert Property Management, Inc.

Owner Approval request:

The Board received and reviewed an owner’s request and information provided for Board approval for a front window replacement in a unit in the 3208-3226 Brookview Way building per the required Association protocol. After review and deliberation, the Board voted to approve the request with stipulations about exterior self-same appearance and the right of review after installation.

Prospective Management Co. Presentation and Interview:

Wayne Richert presented detailed information and a written proposal for services and operating procedures of Richert Property Management, Inc. This is the fourth property management company interviewed by the Board. The Board plans to compare the offers from the 4 company’s interview and to make a decision by November. It is hoped the new company will take over in January, 2008.

Secretary:

The minutes for August’s meeting were presented for approval. The only change was a correction in Connie’s e-mail address. Connie moved and John seconded that the minutes were approved as submitted with this change. The motion passed unanimously.

Treasurer:

Connie presented the regular checking account, and reserve’s financial activity, and the hail storm repair account for August. Maggie moved and John accepted the motion that the report be accepted as submitted. The motion passes unanimously.

Member-at-large:

Maggie volunteered that she and Judith would prepare a chart comparing services and charges from the 4 management companies the Board has interviewed.

Vice-president:

No report.

President:

Repairs underway/completed:
East and southeast end carports lighting problem resolved. Notice served on the 3241-3251 Brookview Way building concerning private use of common electrical power.
A lamp was maliciously removed from exterior security light on south end of southernmost Brookview Way carport. The lamp has been replaced.
Request by resident to have inside carport night light relocated because it is attracting insects which collect on the vehicle stored at the residents’ carport location. Change completed.
Extra work stucco repairs completed on the 3248-66 Brookview Way building.

Old Business:

New owner/resident welcome and information letters were mailed to all new unit owners.

New Business:

Several items of lawn and landscaping issues that were brought to the Board’s attention were reviewed and discussed. Further information will be gathered for discussion and consideration at the next Board meeting.

It was suggested the rules on guest/visitor use parking be reviewed for a possible revision so the use of guest parking spaces can be maintained only for all Village guests/visitors.

Information for the good of the Association:

A notice concerning acceptable items for carport storage was posted at the mail centers. A Board review of all carports for compliance will be made before the next meeting.

Residents are reminded that units with a sump pump in them, the electrical outlet into which the sump pump is plugged into must not be used for any personal/private use or other purpose.

Adjournment:

Connie moved and John seconded the motion to adjourn. The motion passed unanimously and the meeting adjourned at 9:29 pm.

Next meeting: The next condo association meeting will be held at 6:30 PM on Monday, Oct. 22 at 3220 Brookview Way.
